COST OF MAINTAINING PROPERTY IN ANGELES CITY PHILIPPINES

INFORMATION ON THE COST OF MAINTAINING AN AVERAGE HOME IN ANGELES CITY, SUCH AS: ANNUAL REAL PROPERTY TAX, HOMEOWNERS’ ASSOCIATION DUES, ETC.

Each community in Angeles City has their own Homeowners’ association and have their own “Homeowners’ Association Dues” that they charge to residents of their respective communities.

Homeowners’ association dues ranges as high as P2500 or about $60 per month for high-end exclusive communities, to as low as P70 or $1.70 for low-cost housing or open communities.

On the average, for middle-class exclusive communities, the homeowners’ association dues ranges from P600 or $14.40 to P150 or $3.70 per month.

 

Usually, homeowners’ association dues are used to pay for the maintenance of the community facilities such as clubhouse, parks and playgrounds, sports and recreation amenities, swimming pools, roads, sewers and electrical lines, garden, security guard services as well as garbage collection. In some communities wherein they have their own water pumps and water tanks, they include the water bill with the homeowners’ association dues as well.

 

As for Annual Real Property tax, we have a residential property measuring 330square meters in Barangay Pampang, Angeles City and we are paying about P2,500 or $60 per year. I also have a 206square meter property near Plaridel 1, a community close to Clark, and I’m paying an annual real property tax of about P900 or $21.50 per year.

 

At an average, a regular sized 200sqm residential land in Angeles City would have an annual real property tax that range from P2000 or $47.70 to P1000 or $24 per year.

 

If a property owner pays before the end of the calendar year, the government gives 20% discount on real property taxes paid.

 

As for the price of electricity consumption, this will largely depend on how the property consumes electricity ofcourse.

 

To give you an example, our house in Barangay Pampang a 200sqm floor area on a 330sqm land with 7 human occupants, 4dogs, 2cats, 2pigeons and unknown number of rodents. We are using a 6 cubic-foot refrigerator with freezer running all day, 1 airconditioning unit running for 8hours every night, 2 computer sets with internet running about 4hours per day, television about 3hours per day, 3electric fans running 8hours per night, 2 compact fluorescent light bulbs alight for 12hours per night and 5 of light bulbs lit for about 5hours per night. Our monthly electricity consumption is about P6,000 or $143 per month.

 

Our household is also consuming P450 or $10.80 per month on water bills; P1000 on 900Kbps speed broadband internet or about $24 per month; another P1000 for Cable TV or $24 per month; P3000 for telephone bills or about $75 per month.

 

With regards to installing a “split-type” air-conditioning system and solar panels and water heaters on your house; If you bought a property, you can pretty much do whatever you want with your property as long as it is within the bounds of law and order and within your own property boundaries. So yes, you can installment split-type airconditioning systems and solar panels.
